Damp proofing in Hackney: an independent survey first
Hackney has Victorian terraces, converted warehouses and a great deal of post war council housing, and damp proofing gets quoted on all three. In the terraces the real cause is usually ground level or a rear addition; in the warehouses, the way the conversion handled solid walls; in the post war blocks, condensation and cold bridging. ATi carries out no remedial work, so the survey just says which.

Why the survey comes before damp proofing in Hackney
In Hackney the question is rarely whether a damp proof course has failed. It is who is responsible for the fault that is wetting the wall, and what will actually stop it. That might be a freeholder, a neighbour or a managing agent rather than you. An independent report answers both, and we carry out no remedial work, so the answer is not shaped by a sale.
The Hackney quotes we review most often are injection and tanking in the rear rooms of Victorian terraces, where a concreted yard or a leaking closet wing gutter is wetting the wall, and damp proofing proposed in post war flats for mould, which is condensation on cold concrete. In warehouse conversions, internal tanking of above ground brick walls is sometimes proposed, which traps the moisture in the wall.
If you are a landlord in Hackney, remember that the hazard is the damp and mould, not the absence of a damp proof course. Removing the cause is what deals with it, and that is often ventilation, heating, rainwater or a leak. If you are buying, a report before exchange tells you whether a damp proofing recommendation in the homebuyer survey is justified, and what the honest scope of work is.
What the different damp proofing treatments are for
Injection is meant for rising damp in a wall with no working course. Tanking and cavity drain membranes are for below ground walls, which in Hackney usually means a lower ground floor or a cellar. Salt resistant replastering deals with contamination left by long term damp. Ventilation and heating deal with condensation. Each is valid for its own fault and useless for the others.
London's solid walled terraces were built to breathe. Sealing one with cement render or tanking above ground tends to push moisture somewhere else in the building, frequently into the flat next door or the floor above.
Hackney walls, and what they actually need
Victorian terraces need their yards kept below the course, their rear addition roofs and gutters sound, and lime or breathable plaster. Warehouse conversions need their thick brick walls able to dry and their roofs and parapets maintained. Post war blocks need heating, ventilation and attention to cold bridges.
- Re laying concreted rear yards so they fall away from the house, with a channel at the wall
- Repairing closet wing and lean to roofs, flashings and gutters
- Heating, extraction and insulation at cold bridges in post war flats
- Breathable internal finishes in warehouse conversions rather than tanking above ground
Social housing and Awaab's Law in Hackney
A large share of Hackney's homes are social housing, and since October 2025 social landlords in England have had to investigate and deal with damp and mould hazards within fixed timescales under Awaab's Law. For tenants and landlords alike, the important thing is a clear account of the cause, because condensation, a leak from the flat above and a cold bridge in the structure call for different action.
An independent report gives that account with measurements and photographs. ATi has no work to gain from the conclusion, which makes the report useful to both sides.
What proper damp proofing involves in a London building
- A diagnosis in writing, with readings, before any specification
- External and communal faults identified and assigned: parapets, gutters, lightwells, shared drains
- A new damp proof course only on a Hackney wall that genuinely lacks a working one at low level
- Breathable or salt resistant replastering chosen for the wall, not a default system
- Consent considered where the building is listed or in a conservation area
- A record of what was done and why, which a future buyer's surveyor will ask for
Warning signs in a damp proofing quote
- Rising damp diagnosed on an upper floor, or on a party wall with no ground contact
- No inspection of the lightwell, front area, rear yard or parapet
- A blanket timber treatment added to a damp quote
- A guarantee that does not say which walls, or what happens if the cause was elsewhere
- A price for a Hackney terrace with no reference to its solid walls or its lime plaster
- Pressure to agree before a buyer's or lender's deadline
When a damp proof course is the right answer
Some Hackney walls do need a damp proof course: a solid wall with no course, or one that has been bridged internally by a solid floor, that remains wet at low level once every external source has been eliminated. Where we find that, the report specifies it plainly, with the height and finish, so you can obtain like for like quotes.
The survey fee is published and fixed before the visit. In Hackney, where replastering and making good in a period flat is expensive and disruptive, establishing whether the work is needed before it starts is the economical step.
After the survey you hold an independent record. Use it to obtain comparable quotes in Hackney, to negotiate a purchase, or to require a landlord or freeholder to act. We do no remedial work and recommend no contractor.

What customers say on Google
Really happy with the damp survey by ATI. Tom was friendly, professional and took the time to explain everything clearly. We’d been dealing with the issue for over a year, and Tom managed to find the root cause, which was such a relief. Really appreciate his help and would definitely recommend him.

Damp proofing questions in Hackney
The back room of our Hackney terrace is damp. Does it need a damp proof course?
Usually not. A concreted yard laid against the rear wall, a downpipe discharging at its base, or a leaking closet wing roof or gutter are far more common causes in Hackney terraces. The survey checks each of these before any treatment is discussed, and the repair is normally at the source.
Our council flat has mould. Is damp proofing the answer?
No. Mould in post war flats is usually condensation on cold surfaces, often at concrete lintels, columns and slab edges, made worse by limited ventilation. The report measures humidity, surface temperatures and extraction, which is what a landlord needs in order to act within the timescales now required of social landlords.
Should a warehouse conversion be tanked?
Not above ground. Thick brick walls need to be able to dry, and tanking traps moisture inside them. Rain through the roof, parapets, windows or the brickwork itself is the usual cause of damp in these flats, and that is where the repair belongs.
Who pays for damp in a converted Hackney house?
It depends on the lease and on the source. Roofs, external walls, foundations and shared drains are commonly the freeholder's responsibility. The report identifies where the water enters and the route it takes, which is the basis for any claim.
Can you check a damp proofing quote?
Yes. Send it with your request, and the report will say which parts are supported by the findings.
Do you carry out any work?
No. ATi surveys and reports only, which keeps the report independent of whatever work follows.
Can you recommend a damp proofing company in Hackney?
We do not refer work or take commission, which keeps the report independent. What we give you instead is a specification precise enough that any competent contractor can price it, and we are happy to read the quotes you receive against it.
