Genuine rising damp is far rarer in London housing stock than the number of injected damp courses would suggest. The same tide mark can be produced by hygroscopic salts in old plaster, a bridged or raised external ground level, a defective gully, or a slow leak beneath a floor.
We profile moisture at depth as well as at the surface, test for salt contamination, check external levels and drainage, and only then state whether capillary rise is actually occurring. In a good number of London inspections, it is not.

Book a SurveyLateral ingress in London terraces and mansion blocks usually traces back to something outside the affected room: perished pointing on an exposed elevation, a cracked parapet or valley, a blocked hopper, failed flashing at a rear addition, or a neighbour's overflow.
We inspect the external envelope alongside the internal damage and correlate the two, so the report identifies the defect rather than the stain. Where access limits what can be seen, the report says so explicitly instead of speculating.

Book a SurveyLondon flats and converted houses generate a great deal of moisture in small, well-sealed volumes. Where extraction is inadequate and surfaces are cold, condensation follows, and it is frequently misdiagnosed as structural damp.
We record internal temperature, relative humidity, dew point and surface temperatures, assess existing extraction against the room use, and set out whether the cause is building fabric, ventilation provision, occupancy, or a combination. This distinction matters enormously in a dispute.

It is answerable. A wall wetted three weeks ago behaves differently from one wet for three winters, and the difference shows in the moisture profile through the depth of the material, the salt contamination at the surface, and the state of the plaster and timber. We report on the source, the route the water took, and whether the evidence supports a sudden escape, long term wetting, or both.

Findings are set out neutrally: what is a fabric defect and the landlord's responsibility, what relates to ventilation provision, and what relates to occupancy. Recommendations are prioritised by risk to health and to the building.

We inspect during or after works against the original specification and record what was done, what was omitted, and whether the moisture profile has actually improved. Useful for a retention release, an insurer, or a dispute.

Awaab's Law and the tightening of hazard assessment have put fixed deadlines around reported damp and mould in rented London housing. Tenants are better informed, disrepair claims are being brought more readily, and a contractor's quote is not evidence.
